RESIDENTIAL LOANS CHECKLIST

In our efforts to make the loan approval process as easy as possible, we've created the following checklist that outlines the documentation you will need to provide with your loan application. Sometimes, we may need additional information that is not part of this list. In those cases, we will be sure to let you know as soon as possible.

Items Needed for Loan Applications

  • Fully executed Sales Contract and all Addendums (be sure it's legible)
  • Most recent Pay-stubs - Originals needed if FHA/VA Loan
  • Last (2) years W-2s or 1099s and Full Tax Returns
  • Last (2) months Bank Statements for all accounts, all pages are required
  • Last (2) months or Quarterly Statement for Money Market, Stocks, Bonds, 401Ks, IRA, Mutual Funds, all pages are required
  • Last (2) years Complete Federal Individual & Corporate Tax Returns if Self-Employed
  • YTD P&L Statement dated within 90 days self-employed and commissioned
  • Accountant's Letter of Self-Employment for at least 2 years
  • Business License for past 2 years
  • (1) year Leases on all Investment Properties
  • Proof of Any Additional Income needed to qualify
  • Gift Letter & Proof of Donor's Ability to Give
  • Child Care Statement, Divorce Decree, Property Settlement Statement
  • Social Security Card & Picture ID (PATRIOT ACT)
  • Certificate of Eligibility VA & DD-214
  • Name, Address, & Phone Number of Landlord / Mgmt Company
  • Last 12 months of Cancelled Rent Checks
  • Explanation Letters: Late payment, BKs, Foreclosures, Repossession, Credit Issues
  • Current & Previous Employment History for previous 2 Years
  • Homeowner's Association Documentation, Name, Address, Phone Number, Collect FEES for Questionnaire
  • $350.00 Check for Appraisal (TBD)
  • $195.00 Admin Fee to: Construction Lending Group

For Refinances, Please Include the Following:

  • Warranty Deed, Prior Title Policy, Survey
  • Name, Phone Number of Insurance Agent
  • Insurance Policies: Hazard, Flood, Windstorm.
